Most manufactured homes are a single story, but did you know that several companies also make 2 story manufactured homes? At MHVillager, we think the world of the manufactured home companies that are out there building better and better homes. Not only do they make traditional single-story mobile homes, but many have all kinds of new and interesting options including those 2 story mobile homes or modular homes.
The factory-built second-story homes come in a variety of shapes and sizes. The most common are modular homes. In this case, the components of the modular or manufactured home are built in a factory and then assembled on site. Curious how this works? There is also a variety of smaller “tiny” homes and park models that aren’t strictly 2 story, but have upstairs sleeping lofts and/or balconies. Let’s take a look at some of these fun multi-level options.
2 Story Modular Homes
Let’s start with some traditional 2 story modular homes. If you own your own land, these might be for you.
This is the Fitzgerald by Champion Homes. We’ve featured a number of Champion homes on the MHVillager blog because they offer a wide variety of floorplans for manufactured homes. Included in this are several second-story modular homes. The Fitzgerald has four bedrooms, 2 1/2 bathrooms and comes in at 2,520 square feet. You can check out the floorplan of this particular home on their website from the link above.
Here’s another 2 story modular home by Champion, The Bristow. This one is a little smaller than the Fitzgerald, with three bedrooms and2 1/2 baths. It is 1,920 square feet.
We’re loving those gorgeous porch columns and the attached garage! This is a really lovely home.
Champion Homes aren’t the only manufactured home company that also makes second-story modular homes. Palm Harbor has some as well. Take a look at the Greenbrier I by Palm Harbor:
The Greenbrier I is available only in Delaware, Ohio, North Carolina, South Carolina, Tennessee, Virginia, West Virginia and Georgia. It is not available in Florida. And it has three bedrooms, 2 1/2 baths and comes in at 1,978 square feet. Just look at that wraparound porch!
One more modular 2 story home, before we move on… Here is the Arlington by Fairmont Homes.
The Arlington is a little smaller than our previous homes. It has two bedrooms and two baths. And it is a total of 1,227 square feet. Like the other second-story homes we are highlighting, check out the manufacturer’s website for more details, floorplan options, and to see if it is available in your area.
2 Story Tiny Homes and Park Models with Lofts
Speaking of going a little smaller, let’s take a look at the new line of park model RVs and other small mobile homes that are hitting the market. Again, these are homes made by traditional factory-built housing companies, so they know how to build a great home at a great price. So, let’s take a look at these gorgeous little homes from Cavco. I have to tell you though, the manufacturer for these is in Arizona, so they aren’t available up here in the northern climates yet. Still, they have a great look and are something to look forward to!

Not a 2 Story Manufactured Home, But Still Cool
Alright, I admit, it’s not a second-story home, but I had to include this one, if only because it shows the huge variety of manufactured home options out there. The Riviera is designed for coastal living. The 360-degree views is that of a second story home, right? Of course the home doesn’t have to be on pilings, but being that it is offered in Florida waterfront mobile home communities and other coastal locales, it’s a great option. And just for fun – there is this great lakeside home! Okay, it’s the home has only one story, but the porch has two stories!
This final home is by Homes of Merit. They offer homes through retailers and communities throughout Florida, and parts of Georgia, Alabama, South Carolina, and Louisiana. Cute, isn’t? Can’t you just see sitting on that rooftop porch enjoying the view?
