The Jamboree plays host to the nation’s latest in tiny houses, simple living and sustainability. Tiny house owners, enthusiasts and curiosity seekers will gather and celebrate with influential members of the community. There will be workshops, music, film, food trucks and a local Texas vendor fair all in a family-friendly environment.

The Tiny House & Simple Living Jamboree is the world’s largest celebration of tiny homes and simple living.

Founded in Colorado Springs, Colo., in 2015, This is the first Jamboree held in Arlington. Among The Tiny House Jamboree Builders who will be present, are Southwest Tiny Homes of Williamsburg, N.M., Leland Cabins, of Grandview, Texas, and Escape, of Lake Rice, Wis.

Tickets and admission for the Tiny House Jamboree

Advance tickets are $20 for a single day and $25 at the door, $35 for 3-day advance tickets or $50 at the door, and $80 for pre-ordered premium all-access tickets and $90 at the door.

The Jamboree includes a variety of attractions. On the slate is more than 70 homes to view and walk through! There also are builder workshops, live music shows, mixers and film screenings on tiny living. Below is a sneak peek of the Jamboree schedule!

What to Know When Selling a Mobile Home

If you’re thinking about selling a mobile home, one of the first things to do is pull a copy of your community’s Rules and Regulations.

Seeing that many communities have rules regarding how a mobile home can be sold, and who can purchase it, this is important. Indeed, knowing the specifics beforehand can save you a lot of grief later on. The MHVillager took a look at four sets of Rules and Regulations from mobile home communities located in California, Michigan, Oklahoma and Oregon. Then, we put together a list of things you should know. However, remember that each community has its own rules. Check your own community’s rules for what will apply to you.

Selling a Mobile Home

Home Seller Kit for selling a mobile homeTo start, you should know that many landlords require a 30-day notice if you’re going to sell your home. Some want even longer. For instance, the California community we looked at required 60 days.

Likewise, if you are are considering leasing or renting your home, know that many communities disallow subleasing without agreement from community management.

Also, be aware that some communities have “Right of First Refusal”. So, when you are selling a mobile home in their community, they get the first opportunity to purchase the home.

Once you have talked to your manager and alerted them that you’re going to sell your mobile home, check the rules and regulations about how you can sell your home. Some communities have specifications on the size of your “For Sale” signs. For example, the Michigan community we looked at has a rule that a home seller can have only a maximum of two 18×24 signs placed in windows. Similarly the California community allowed yard signs, but were specific on the size, where they could be placed, and even what information could go on them.

In addition, the Michigan community had rules about the condition of the home’s exterior. You needed to have an inspection by the community of the windows, siding, shed and condition of the lawn before you could sell your home.

Some communities allow Open Houses, however, others do not. So, you can see already why it really pays to talk to the community manager when you are thinking about selling a mobile home.

Know Your Buyer

If you had to be approved by the community management when you bought your home, you can be sure your buyer will need to be. If you have been living in your home for a long time, know that many rules have clauses that allow management to make changes. Getting an updated set of the Rules to give to your buyer is good for you, and them. By way of example, the Oklahoma community has specific language that they need to approve the buyer before the sale of the home is finalized.

Another thing to consider is that there may be regulations regarding the number of residents. The community in Oregon has specific rules that no more than five residents can live in a particular home.

Here is a list of just some of the reasons community management might object to a prospective tenant:

Obviously, it is not your job to pre-qualify your buyer. But, giving them a copy of the Rules lets them see for themselves if they think they would be a good fit for your community.

Home Sweet Mobile Home

Speaking of which, here’s another reason to make sure your perspective buyer looks through your community Rules and Regulations: hobbies and pets.

Some communities specify rules about motorcycles, RVs and boats. Others are particular about additions to the home, like CB radio antenna. If the person you are selling your mobile home to has an at-home business, there may be particulars about signage. In fact, even their job can come into play, since some communities we looked at had rules about industrial vehicles on site.

Selling a Mobile Home to Someone with Pets

pets for mobile homesAlmost all communities have some kind of pet restrictions. Do you know yours? Here are some of the restrictions we saw:

  • Number of pets
  • Size restrictions on dogs by weight or height
  • Specific dog breeds the community considers aggressive
  • A current rabies vaccination tag that must be worn
  • Wild or exotic pets
  • Specific pets can be restricted like snakes, reptiles, parrots, and monkeys

Getting Ready to Move

Many tips about staging your home encourage you to get rid of the clutter. Know, however, that some communities do not allow yard or moving sales. We also found rules that sales were allowed, but only with prior approval.

Furthermore, if you have found a new home, know that some communities require written notice if your mobile home will be vacant for more than 7 days. Moving out? Let your manager know.

Making the Sale

Selling your mobile home doesn’t have to be complicated. Doing a little research on the front end by talking to your community manager and reviewing the community’s Rules and Regulations can help the process go smoothly.

Michigan Manufactured Housing Association Provides ‘Show Within a Show’ for Latest Manufactured Homes Oct. 13-15 in Novi

The brand new Catena model from Michigan-based Champion Home Builders will be one of six of the latest manufactured homes on display mid-month at the Novi Home Show.

Champion will show the Catena model for the first time ever. It is a multi-section home that features three large bedrooms, including a master bedroom with an en-suite bathroom and walk-in closet. The home accentuates so much of what is possible with today’s designs, including two full bathrooms, built-in entertainment center, chef’s kitchen with granite countertops, island and walk-in pantry. In addition, the home has a contemporary electric fireplace and built-in bookshelves.

“With many Michigan families’ already proud Champion home owners, we are pleased to highlight our new prototype design at the MMHA Home Showcase,” said Bruce Thelen, vice president of sales & marketing for Champion Home Builders.

“But I’m not a professional, can’t I just list the basics?”

Too often on our site we see professionals and individuals alike using the description section incorrectly. They either simply list items that come with the home, or worse yet, they don’t enter anything at all.

As you can see, using this space to list items doesn’t give the buyer the best impression of your home. You want to make it easy for a buyer to fall in love with your home, by giving them all of the information they might want ahead of time.

Here are some tips on writing an effective home description:

Tour the home

The most effect use of this section is to write in a way that walks the home buyer through the home, as if they were taking an in -person tour with you.

What do YOU like about the home?

When walking the buyer through the home, be sure to point out any favorite details. Describe the home’s location if it’s on a lot that has a beautiful view. Or maybe the bedroom closets are large and include built-in storage? By including these personal details you’re able to show the buyer what it might be like to live there day-to-day. This helps create an emotional appeal for the buyer rather than relying exclusively on logistical or technical details.

Outline community information

If the home is in a community, describe the community’s amenities (pool, gym, library) or any resident activities or events. If the home is on private land, describe the surrounding area (shopping malls, grocery stores, schools near by).

Offer available financing options

If your community offers financing options, you can connect with your manager for information to include within your description. Or if you know of some local lending options, include their contact information. This helps because you’re giving your buyer the tools to buy your home.

Include when and how they can reach you

If you are busy during the day or if you prefer email versus phone calls, be sure to include those details at the end of the description. This way the buyer knows when best to reach you with additional questions.

Can I change my description once I list the home?

Yes! You can enter and edit your home description at any time. The home listings on our site let you control your ad.

Cities, Counties Must Abide by Fair Housing Laws Too!

As the nation’s largest provider of non-subsidized affordable housing, manufactured home communities deal with fair housing laws and issues on a daily basis.

Community owners and managers must consider the impact of the Fair Housing Act in nearly every interaction with their tenants. This is the case with proper screening of prospective tenants to considering requests for that allow emotional support animals.

However, housing providers are not the only ones that must abide by the Fair Housing Act. Cities and Counties must consider how their ordinances and actions — especially land-use planning laws — impact protected classes.

The Fair Housing Act makes it illegal to discriminate in any type of housing based on:

  • Race
  • Color
  • Religion
  • Sex
  • National origin
  • Disability
  • or familial status

In summary, these groups often are referred to as “protected classes”.

Fair Housing Laws Tested

In May, the United States Supreme Court issued a ruling that cities and counties were legally responsible for making sure their ordinances and enforcement actions did not have a discriminatory impact on “protected classes” of people.

The very first case filed after the Supreme Court decision involved a manufactured home community in Richmond, Va.

The allegation was that the government was using selective enforcement of certain ordinances against a community that was largely occupied by minorities. The case ended up settling in favor of the community and its residents.

MHI is tracking several cases that HUD has determined a government ordinance or action has had a disparate impact on protected classes.

Additionally, MHI has been assisting several states in developing cases for HUD to consider.

Therefore, if you believe residents of your MH community have been discriminated against by the ordinances or actions of a local government, contact your state association executive director.

MHI will work to see if there is a basis for filing a complaint with HUD for fair housing discrimination.

Location

Unlike traditional homes, manufactured  homes have the ability to be re-located. Your options for location include everything from a home in a community with resident activities to acquiring a private lot for a secluded country setting.

Style

Mobile and Manufactured homes have a much different look than you might imagine. With manufacturers like Champion and Cavco creating new homes every year, you can choose from catalogs of model homes they offer, plus there are companies that allow you to create a custom mobile home.

Value

Obtaining the appraised value of a mobile or manufactured home requires some specific routes that differ from the steps one would follow with a traditional home. Since mobile homes are considered personal property, or “chattel”,  you can get anything from a NADA Book Value Report, which is a base value of the home, to a full appraisal performed by a certified manufactured home appraiser. This option requires an appraiser to visit the home and give a full estimate of the value.

Another key factor in the value is the location, which means you can have the exact same home on the ocean front as a home in the middle of the country but the market value will be different. This is where you want to take into consideration both the local market value and the comparable sales in the area.
